The Home Selling Process: What to Expect

If you are preparing to sell your home, here is what you can expect from the process:

Step 1: Choose a Charlotte Realtor

Using a real estate agent to help you sell your home will ensure that the process is handled legally and is has hassle-free as possible. Choose a realtor with excellent marketing tactics and skills, and a proven track record of selling properties like yours.

Step 2: Set the Price

The asking price should be set based on a good appraisal and the advice of your realtor. Consider the price for similar homes in the area, as well as any upgrades or amenities your house has. Do not set the price based on what you need to get from the property. Remember, however, that buyers expect to negotiate, so set the price a little higher than what you expect to get for your home.

Step 3: List the House

List the house for sale, and wait for interested buyers. You may choose to have open houses or simply let buyers set up showings when they want to see the property.

Step 4: Receive an Offer

When a buyer is interested in the property, he will make an offer. The offer is usually lower than your asking price. Counter-offering a slightly higher price, but still one that is lower than your asking price, is considered part of the negotiation process.

Step 5: Accept the Offer

Once the negotiation process is over and you are happy with the price and the terms of sale, you will accept the offer. You may continue to have showings on the property, depending on the contingencies in the offer. Some sellers ask for non-refundable earnest money from buyers to weed out the non-serious buyers.

Step 6: Close the Sale

At the closing (or settlement), you will sign the home over to the new owner. The buyer’s lender will write a check for the selling price. Some of that money will be used to pay off your existing mortgage and pay the realtor’s fee. Whatever money is left is your profit, which you will likely use to make a down payment on your new property.
